Exclusive NYC Short-Term Rentals: A new offering for the Super Rich

The landscape of short-term rentals in New York City has undergone a significant transformation. Local authorities have embarked on a vigorous enforcement of stringent short-term rental regulations, effectively sidelining platforms such as Airbnb, Vrbo, and in the city.

As the city enforces stricter rules on short-term rentals, a new opportunity is emerging for residential buildings with hotel licenses. These special permits allow buildings to transform their private residences into exclusive, luxurious short-stay suites, catering to the city's elite. Aman New York, a prestigious 83-room hotel situated in the iconic Crown Building at the corner of Fifth Avenue and 57th Street, is leading the way with their latest offering, "Homes at Aman."

The novel offering empowers the owners of the 22 private units located on the upper floors of the hotel, which were initially sold for prices ranging from $4.6 million to an astonishing $75.9 million. These fortunate owners can now rent out their lavish abodes on a per-night basis. Vlad Doronin, the Chairman and CEO of Aman, expressed, "By introducing a new accommodation type sourced from within our 22 private branded residences, we are enhancing the experience for those traveling with larger groups, planning longer stays, or simply seeking the utmost privacy." Presently, there are just two homes available for rent, one featuring a single bedroom and the other boasting three bedrooms. Additional units will be added to the rental pool in the coming year.

The one-bedroom unit offers a delightful package of floor-to-ceiling windows and a spacious 1,150 square feet of living space. In contrast, the three-bedroom unit grants mesmerizing views of Central Park and an expansive 3,710 square feet. In addition to the luxurious accommodations, guests are pampered with services like a personal butler, daily breakfast, airport transfers, access to all of the hotel's amenities, and even access to the hotel's exclusive house car. However, this elite experience comes at a premium, with the three-bedroom unit commanding a staggering $30,000 per night. To put this in perspective, standard hotel rooms begin at just $1,950 per night.

Aman's Homes at Aman is not an isolated phenomenon; it represents a growing trend in New York City. Increasingly, condominiums in the city are being built in conjunction with luxury hotels, giving them the capability to offer ultra-exclusive, short-term rentals.
